2. Area Evaluation
Once the land has moved to the Area Evaluation phase, we take into account the geographical location. We consider factors in relation to local authorities and the Government's sustainability criteria for future housing development. We consider proximity to local infrastructure such as public transport, schools, hospitals, utilities and other key resources that support the local area.
“Land close to transport nodes is less likely to require the construction of extensive additional infrastructure. It also enables development to take place relatively close to current employment and leisure centres, rather than encouraging lengthy commuting patterns.”

Factors:
- Rail network
- Road network/major roads
- Airport/proximity to air links
- Towns and facilities
- Existing housing
- Mains water / gas /sewage /
- electricity
- Shopping facilities
- Schools and colleges
- Recreational facilities
- Healthcare facilities
- Employment opportunities
““There is only a limited supply of previously developed land. Even with windfall sites coming forward, this supply will be insufficient to meet anticipated demand.”

If the land is approved after the 1st and 2nd stages of the process, we proceed to the site evaluation which takes a more in-depth look at the potential plots.
