3. Site Evaluation
Criteria for development - The third stage is the site evaluation which takes an in-depth look at the physical site and its future potential. We would assess the logistics of the land, access points plus other considerations such as neighbouring housing/
landscapes and businesses.
The Government needs to build in excess of 200,000 new homes each year in order to reach their target of 2 million homes by 2016.

Factors:
- Physical site/surrounding developments
- Potential quantity of units
- Access for building traffic
- Landscape considerations with existing residential/commercial uses
- Landscape/local habitat
- Elevation, contours and orientation
- Current/future use
- Plot density/price
“We are determined to help keep house building going in the current climate, as the long term need for more homes is not going to disappear. These new freedoms will encourage councils to play a bigger role in driving forward the delivery of new affordable homes for families in housing need.”

The final stage in our evaluation process is the planning evaluation.
