Am I able to buy more than one parcel of land in each locationon ?
This is not something we would advise but some clients prefer to do this. We would suggest a more measured approach of acquiring land in a number of locations. That way you are spreading your risk as well as the opportunity.
Can the land be used after I own the Freehold?
As long as you abide by the UK land usage within the existing planning category, you are free to use it how you wish. The existing planning category for the site may impose limitations on what you can do with the land, and these will vary from site to site. You should also consider whether making use of the land will affect its rateable value, and increase any local taxes you are liable for.
Do you assist land owners with selling their land?
If we have other clients who wish to purchase further parcels of land in the same location, we would do our best to assist both parties.
Do I have to pay rates on any of the land I purchase?
No, unless the land you purchase has any form of utilities that are accessible to you as an individual, rates do not apply.
What other costs do I have to pay besides the purchase price?
You will be required to pay administration and legal fees of £495.00.
Should I insure the land I purchase?
It is always sensible for you to insure yourself against third party liability arising from your ownership of the land. This should not be too costly and we can suggest insurers, if your own insurer is not able to help.
